OMR: What to Know Before You Look
Chennai's main IT corridor, about 45 km long, with new metro lines being built along it and a wide spread of prices.
Rajiv Gandhi Salai (State Highway 49A), still widely called Old Mahabalipuram Road or OMR, runs from Madhya Kailash Junction in south Chennai past Perungudi, Thoraipakkam, Sholinganallur, Navalur, Siruseri and Kelambakkam to East Coast Road near Mahabalipuram. It is about 43.7 km long by one account and 45 km by another. The six-lane first phase, from Madhya Kailash to Siruseri, opened in October 2008, and the Tamil Nadu Road Development Corporation maintains the road.
It is Chennai's main IT corridor, with TIDEL Park at Taramani and SIPCOT IT Park at Siruseri, and with Infosys, Wipro, TCS and Cognizant along the way. Three things shape the choice of a stretch: how far you are from your workplace, when the Chennai Metro arrives (Corridors 3 and 5 are under construction, and the approved line ends at Siruseri), and the price, which falls as you go south.

Metro status. The approved line ends at Siruseri SIPCOT 2, about 5 km short of Kelambakkam. A metro extension from Siruseri to Kilambakkam was dropped in May 2024 after a study found peak demand of about 5,000 passengers against a 12,000 benchmark, and a Kelambakkam to Thiruporur alignment was reported as being considered, with no decision. Opening dates for the elevated section have moved from June 2026 to December 2026 and then to March 2027 in different sources.

What to Check Before You Book on OMR
Five checks that matter most along the corridor.
Pick the stretch by commute, not by price
A cheaper project further south can cost more in time and tolls. Add the toll and travel time to the monthly cost, and drive the route at your own hour.
Do not price in the metro date
Treat any opening date as a target, and remember the approved line ends at Siruseri. Check the current position with Chennai Metro Rail Limited.
Ask about flooding near the site
The northern OMR stretch borders the Pallikaranai marsh, a Ramsar wetland that acts as a buffer for Chennai and Chengalpattu districts. During Cyclone Michaung in December 2023, Sholinganallur, Thoraipakkam and Perungudi were reported inundated, Perumbakkam apartment complexes flooded for over 48 hours, and a Medavakkam lake breach affected Medavakkam and Pallikaranai. A December 2023 newsletter also said that OMR stormwater drains laid in 2008 have limited capacity. This is context for the north of the corridor rather than a record for every stretch, so ask about each site's ground level and drainage.
Check the local body and services in the far south
Kelambakkam and the areas beyond lie in Chengalpattu district, outside the Greater Chennai Corporation limits. Ask who handles water supply, waste and property tax.
Check the RERA registration
Copy the number from each project card and search it on the Tamil Nadu RERA website. Confirm the registered completion date, and get a written cost sheet.

FirstCity and Holachennai in Sholinganallur list Infosys at 6 to 7 minutes. Jarvis in Siruseri lists SIPCOT IT Park and TCS at 5 minutes, and Suncity in Kelambakkam lists KRISP IT Park at 1 minute. These are the developer's figures.
Is there a metro on OMR?
Not yet. Corridor 3 of Chennai Metro Phase 2 is being built along OMR to Siruseri SIPCOT, and Corridor 5 ends at Sholinganallur. Reports give March 2027 for the elevated stretches, and dates have moved before. The line does not extend to Kelambakkam.
Is OMR a toll road?
Yes. There is an entrance toll at Seevaram in Perungudi, an exit toll at Egattur and satellite plazas on the link and radial roads. We did not verify current rates.
Does OMR flood?
The northern stretch near the Pallikaranai marsh and Perumbakkam saw serious flooding in December 2023. Conditions differ by stretch and by site, so ask about ground level and drainage for the project you are considering.
Which stretch offers the most space for the money?
The southern stretch around Kalavakkam and Kelambakkam has the lowest starting prices and the largest campuses, including the 40-acre Suncity. The trade-off is a longer commute to Taramani and the city.
