An established south Chennai neighbourhood on the river, with the greenest zone in the city, long-standing institutions and a metro line being tunnelled beneath it.
Adyar is an established residential neighbourhood on the southern bank of the Adyar River, with Besant Nagar and the coast to the east, Thiruvanmiyur to the south, Tharamani to the west and Kotturpuram and Raja Annamalaipuram to the north. It is known for long-standing institutions such as the Theosophical Society headquarters, Kalakshetra, IIT Madras, Anna University and the Adyar Cancer Institute, and for its green cover: one source cites 30.1 percent for the Adyar zone in 2018, the highest in the city.
OMR starts at Madhya Kailash junction on Sardar Patel Road, near Adyar, so the IT corridor begins next door. Elliot's Beach in Besant Nagar is the neighbourhood's seaside spot, and Adyar Eco Park restores the Adyar estuary. Underground stations of the Chennai Metro Purple Line are being built at Greenways Road, Adyar Junction, Adyar Depot, Indira Nagar and Thiruvanmiyur.

Metro status. No Chennai Metro station is open in Adyar. On 13 February 2025 a tunnel boring machine broke through at Adyar Junction station after boring 1,218 m from Greenways Road, including about 300 m under the Adyar River. CMRL's project page (updated November 2025) says all of Phase 2 is proposed to be completed by the end of 2028. Another source lists December 2027 for the underground stations, and a third estimates 2030, so treat any date as a target.

Copy the number from the project card, TNRERA/29/BLG/0184/2026, and search it on the Tamil Nadu RERA website. Confirm the promoter, the approved plans for the four blocks and the registered completion date.
Ask about flooding and drainage
Adyar is on the river of the same name. During Cyclone Michaung in December 2023, Chennai recorded up to 530 mm of rain at Nungambakkam in three days, and low-lying areas along river banks were waterlogged across the city. We did not find an Adyar-specific flood record, so ask about the site's ground level, basement design and drainage, and speak to nearby residents.
Understand the metro works
Tunnelling and station construction continue in Adyar. Ask how they relate to the site and to the roads you would use daily, and check the current timeline with Chennai Metro Rail Limited.
Compare like with like on price
At ₹20,999 per sq ft, the difference between a 2 BHK of 1,448 sq ft and a duplex of 4,677 sq ft is large. Ask whether the price is based on carpet or super built-up area, and get a written cost sheet with GST, stamp duty, registration and parking.
Check the building details
For a project of 98 homes, ask about maintenance charges, the management of the club and the treatment plants, and the arrangements for power backup.
